When should you put your home up for rent?
Summer is usually the best bet to find a renter. School's out, people are moving to or from school, parents don't want to change their kid's school mid-year, military and job transfers are at their peak.
So when do you list?
We recommend 60 days from the time you're hoping for someone to move in. This typically allows plenty of time to adjust if you have a great renter available sooner. This also gives more than enough time to take care of any last minute projects or updates you need to accomplish before passing along the keys.
February, March, April are the best times to get a home on the market for success with placing a tenant quickly and for the most rent for the reasons stated above.
This will also allow plenty of time when it comes to renewing a lease so you aren't stuck with a tenant moving out in the middle of December.
I know this is short but it's pretty simple folks, find tenants between May and August to make sure you are taking advantage of the most your home has to offer.
